The Role
We are looking for a dynamic and experienced Property Management professional to join our team and drive the strategic and operational success of the Savills Property Management division, initially with a focus on the UAE, but with future potential to develop into a regional position.
The Head of Property Management will be responsible for overseeing the property management operations throughout the UAE, collaborating and working with wider regional teams to achieve operational efficiencies. This role requires a strategic thinker with a strong operational background to lead a team of property managers, ensure high standards of property maintenance, maximize tenant satisfaction, and drive financial performance. The ideal candidate will have extensive experience in property management, excellent leadership skills, and a track record of successfully managing large portfolios.
The Head of Property Management will work closely with the in-country Property Management teams across the UAE (Dubai, Abu Dhabi & Sharjah) to ensure a coordinated approach to Property Management, based on best practice and innovation drawn from the Savills Global Platform.
Key Responsibilities
Strategic Planning and Leadership
- Develop and implement property management strategies aligned with the company's overall business goals.
- Lead, mentor, and develop a team of property managers to achieve operational excellence and professional growth.
- Monitor and analyze market trends to identify opportunities for improvement and growth.
Operational Management
- Oversee the day-to-day operations of the property management teams, ensuring efficient and effective property management practices.
- Implement and maintain high standards of property maintenance, ensuring properties are safe, well-maintained, and compliant with all relevant regulations.
- Coordinate with other departments, such as leasing, marketing, and finance, to ensure seamless property management operations.
- Review current proptech systems in place and work with the Global resources to identify areas for upgrade, introduction or improvement.
- Create and enhance central document suite for report formats, notices and email templates for uniformity across all regional offices
Financial Performance
- Develop and manage budgets, ensuring financial targets are met or exceeded.
- Monitor and report on financial performance, identifying areas for cost savings and revenue enhancement.
- Oversee rent collections, lease renewals, and tenant retention strategies to maximize occupancy and revenue.
- Implement and manage framework for securing profitable new contracts
- Identify opportunities for driving efficiencies
Tenant Relations
- Foster positive relationships with tenants, addressing their needs and concerns promptly and professionally.
- Implement tenant satisfaction programs to enhance tenant retention and satisfaction.
- Ensure effective communication and coordination with tenants regarding property issues, maintenance schedules, and other relevant matters.
Client Management & Business Development
- Identify and target prime portfolios/assets to expand PM Portfolio
- Lead preparation and submission of proposals / presentations for new bids and client contact to secure mandate / gain feedback
- Provide senior point of contact for major clients
- Heighten profile of Savills Property Management through involvement in local / regional events, contributing to blog / PR content and networking
- Proactively seek opportunities to cross sell services
Management and Leadership
- Develop regional team structure to ensure optimal efficiency and quality of service delivery
- Act as mentor to direct reports and facilitate career advancement and progression.
- Work with regional HR to develop and implement division-specific training
Compliance and Risk Management
- Ensure compliance with all local regulations related to property management.
- Develop and implement risk management strategies to protect the company’s assets and mitigate potential liabilities.
- Implement procedures to conduct regular audits and inspections to ensure compliance with industry best practice and regulatory requirements.
- Oversee adherence to Audit and Compliance requirements
Skills, Knowledge and Experience
Education and Experience
- Bachelor’s degree in Business Administration, Real Estate, or a related field. MBA or relevant professional certifications are a plus.
- Minimum of 10 years of experience in property management, with at least 5 years in a senior management role.
- Proven track record of managing large portfolios of commercial and/or residential properties.
